It is often seen that when one apply for loan in any lending institution or a bank, one doesn’t gets disbursal of full loan amount applied. This concept is known as Loan to value (LTV). In case of Loan against Property your LTV is affected by many factors but technical valuation of your property is the most important factor out of all of them.
Technical valuation is done by team of in-house experts at the Bank. They prepare a technical valuation report for the bank in which details are mentioned about property valuation. Let us look at some points about technical valuation report –

· Banks take into account sanction plan, completion status, age of the building, residual life, quality of construction, geographical location, layout of property and total area for technical valuation.
· Geographical factors like connectivity, site access, proximity to amenities neighborhood etc acts as important factor in market valuation.
· Market value is calculated by multiplying total saleable area and built up area with Rate per unit adopted by market valuation expert.
